Architectural façade treatments to enhance the aesthetics of the industrial setting

The multi-storey layout of Block 1 -allocated to 9 data halls and ancillary plant- responds to its internal function, enveloped by a high-performing façade treatment to shelter the critical infrastructure. Green walls and screening panels to the gantry areas introduce textured layers to articulate the predominantly sealed building mass.

The administration block is designed to face the main street, with a more dynamic shape, reduced in height, which wraps around the higher data hall mass behind it.    Its office function allows for a translucent, more articulated facade treatment with south facing high-performing curtainwall that harvests daylight and offers views out to building occupants. Terraces are carved into the façade to provide quality amenity spaces filled with greenery and a connection to the outdoors.

London 4’s design approach is underpinned by an overarching aspiration to bring added value to the site and the Hillingdon community. The selection and implementation of high-quality, high-performing materials throughout the design process ensures the inherent industrial aesthetic of the data centre is enhanced to the benefit of the site and its surroundings.

A data centre campus to spark urban regeneration

The site is located within the Springfield Road Industrial Area, as part of the Hayes Opportunity Area near Heathrow / Elizabeth Line West Growth Corridor, an area ready for intensification.

The redevelopment of the 5.1-acre brownfield site presents an opportunity to maximise the site’s potential and create job opportunities in the construction and data centre industry. The campus is designed to be deployed in phases, initially comprising two buildings -28 MW IT capacity each- supplied with mechanical plant, an administration building, a substation, fuel store facilities, a security gatehouse, car and cycle parking, landscaping and external works.

When completed, Colt’s data centre campus will become a hub for data storage and processing to support digital services, delivered as attractive, operationally efficient and environmentally aware buildings, seen as an example or urban regeneration and renewal.

Sustainability

The data centre design targets BREEAM Very Good rating, with significant reductions in water consumption and on-site carbon dioxide emissions.

Materials are specified with low environmental impact over their whole life cycle, prioritising circularity. Demolition and construction waste targets a 95% reuse/ recycling/ recovery rate.

Soft planting, green and brown roofs are implemented to aid biodiversity, to assist in improving air quality and to enhance the urban greening factor in an otherwise industrial site deprived of natural elements. Rainwater is harvested to facilitate irrigation and reduce water consumption.

The site access strategy reduces the need for car parking spaces, with a 20% provision of electrical charging stations and the remaining ones to be ducted for the future. Foot paths and a cycling lane are included, along with changing facilities and showers to support a reduction in car journeys.
